Oregon: Riverfront Homes and Boathouse Rentals (Kalajoki Farms, LLC.) on John District Road, Clatskanie OR 97016

We have four homes available for rent in the Clatskanie – Rainier Oregon area. The houses sit among several farm and house properties owned by the same family. All have frontage and boat access on the Columbia River with boathouses. Pasture and barns for horses or cattle are available for additional rent.

Location: The properties are just a few houses away from one another on John District Road. These are halfway between the Lewis-Clark bridge and Clatskanie, Oregon, about 20 minutes from Longview-Rainier and 5-10 minutes from Clatskanie. 

Hunting – Fishing – Boating: The properties, being on the river, offer boating, sailing, water sports, fishing and waterfowl hunting opportunities.

Pasture and Barns: For horses or cattle, there is additional pasture that could be rented, and several properties have horse or cattle barns. One large 1500 sq ft building is concreted and can be used as a shop or storage area with water and bathroom.

Dock: All properties have new docks and two properties have boathouses available. Use of docks and boathouses is negotiable.

Yard Care Included: Lawn care is available and included with some houses.

Garbage Included: Garbage pickup and recycling is included with the rent on some houses from Hudson Garbage Services.

Water: The houses are supplied with high-quality drinkable well water.

Appliances: There are washer and dryer hookups; full kitchen appliances can be included with some houses.

Pets:
 With small children and senior adults walking and biking on the access road and some day-sleeping occupants, (.e., nurses, policeman) dogs are not allowed on our properties.

Lease Application: We suggest that you make a call to discuss your interest and then make an appointment to visit the available property and submit a lease application if you are still interested.

Internet: All houses have fiberoptic internet service in the 200mbs capacity range.

Single attached garage and 1500 sq ft for shop, garages, or stalls.  There is 500 ft of river frontage and 1500 ft of canal frontage. Deck, first, and second stories have unlimited, exquisite 180 degree views of the Columbia River ship channel and Mt. St. Helen. Perfect for field and water-based goose/duck hunting as well as recreational watercraft sports. House sits on 5 riverfront acres. Across the street is a horse barn and a 25 acre pasture. Additional 25 acres, large shop, and horse/cattle barn can be rented. Pets: Farm animals welcome. House pets negotiable: $200 non-refundable fee each. First, last, $500 damage.

A 1925 one-and-a-half story house with 1500 sq ft on the two floors, full unfinished basement with laundry.
 
Downstairs – has the kitchen, living room, bedroom (#1), front porch, and large rear deck accessed through a patio door off the living room. The bath has only a shower. 
Upstairs – has one generous bedroom (#2) with a large closet, and a second, smaller bedroom (#3) with closet. There is also a full bath.
Deck and front porch – excellent for entertaining and enjoying an expansive river view east to Mt. St. Helens and west to the PGE generating plant and Wauna Mills. 
Full basement – has laundry hook-up and an older washer and dryer. The balance of the basement is primarily for storage.
Garage – there is no garage, carport nor barn buildings on this property.
Pasture – there are up to 8 acres of pasture available for horses or cattle for an additional $75/month.

Wood for fireplace heating is provided if renter does the cutting.  A new dock and boathouse on the Columbia River is part of this riverside property, which sits on 3 acres. Pasture for cattle or horses is rentable for an extra $75/month.

Dock and Boathouse – A new dock starts across the road form the house and use of the 50×30 boathouse is negotiable.

Some General Conditions for Rental Properties:

Required – First & Last Month plus Damage

  1. Deposit to Hold is at least $200.00 to be applied to damage deposit
  2. Total Damage Deposit $500.00 due before move in
  3. First and last month rent required before move-in
  4. Total required before move-in: First + Last + Damage + Pet Fee

Pets/Animals

No dogs permitted. Farm animals are permitted except for rooster chickens.

Prompt Payment Termination of Lease for Late Payments

  1. Payments are due or postmarked by the 1st of month. Checks, cash, direct deposit, or PayPal are acceptable.
  2. Payments postmarked after 5th are charged a $50.00 late fee
  3. Lease can be Terminated if payment is not received by the 20th of the month.
  4. Tenant is to vacate house at end of current late month and last month’s rent will be applied to the current month.
  5. House will be advertised for rent on about the 20th of the month.
  6. Tenant gives permission for house to be shown to prospective new tenants beginning the 25th of current late month.
  7. Tenant agrees that all utilities can be discontinued as of first of subsequent month.
  8. House will be available for new tenant beginning the first of the subsequent month.
  9. Failure to vacate house at the end of paid month will result in a $50.00 per day assessment.
